We handle any work that needs to be done to each unit to make it market ready to include obtaining cost estimates.  After work is completed we prepare marketing information to include marketing photo's. This marketing information is entered into our marketing platform where it is listed on our website as well as numerous other online rental websites. 

We communicate with prospective tenants and we coordinate the viewing of each vacancy. We handle rental applications that include credit check, verification of income and rental history. We prepare and execute leases, lease renewals and we collect rent and security deposit. Our tenant management process includes sending late notices, handling tenant complaint issues, filing dispossessory warrants and coordinating evictions when necessary. 

We communicate with tenants when repairs are requested and coordinate the repairs with the appropriate repair contractors. Communications and approvals from clients are made as requested. When tenants vacate a property, we perform a detailed move out inspection.

We pay bills associated with each property we manage as directed by our clients and we provide a full accounting of income and expenses on each property that includes providing clients with monthly statements.
