Application Process

Cost of Application

$50 application fee for one applicant income.

$75 application fee for two applicant incomes.

$10 application fee per occupant over the age of 18.

These costs are non-refundable

and must be paid with money order.

Documentation Requirements

We require 2 most recent paystubs or LES.

Verifiable Statement of any other income.

Copy of Current and Valid Picture I.D.

And Social Security Card.

Process

Our process includes Credit Check. Verifying: Income, Employment History, Current and Past Rental History, Income meets requirements to pay rent (45% of the gross monthly income minus any regular payout expenses = maximum amount of monthly rent).

Reasons for Automatic Denial

Low Credit Score (less than 600), Pending or Past Eviction, Problematic Rental History (to include any Past Due Balances or Broken Leases). Misrepresentation and or omissions in Rental Application.
